Could it be lower taxes, higher wages, more opportunity, and quality of life?

The house across the street was just sold to a lady from Toronto, been vacant 6 mos, owner passed away.
Lots of retired people have moved here from large cities in the east, in the last 6 yrs.
Talking to some of them, less hectic life style, friendlier, no crime or gangs.
